Applying for DHOAS

Members apply to DVA for a DHOAS Subsidy Certificate. The Certificate is proof of your eligibility under the Scheme, and it will include details of the Subsidy Tier under which you're entitled.

Your application must include your service records. And then you need to have your application certified (signed and stamped) by either your Commanding Officer, or an authorised delegate of the Commanding Officer.

The delegate is not to be below the rank of Warrant Officer Class 2, or equivalent. Applications are required to have the Unit stamp.  

It is important that you provide all details requested in the application form as an incomplete form will delay the process.

You also need to ensure your service records are up-to-date, itemising every type of service you have completed from when you first started in the ADF through to today's date, including any breaks you have had.

If you're eligible, you will receive your Subsidy Certificate and you can take this to one of the three DHOAS Home Loan Providers, either the Australian Defence Credit Union, Defence Force Credit Union or NAB, to apply for your loan.

Please note that being eligible for DHOAS and getting a Subsidy Certificate does not mean approval for a home loan. Whether or not your home loan application is approved is up to your DHOAS Home Loan Provider, based on their lending criteria.

Your Subsidy Certificate will be posted to you in the mail. It will not be faxed directly to your Home Loan Provider.

The payment of your first subsidy (and the lump sum) are not payable at the time of settlement, nor is it made at the same time as your first mortgage payment is due.   

 

Your DHOAS subsidy will commence after your Home Loan Provider advises DVA that you have drawn down your loan and we can commence processing the payment.

 

Payments are made at the start of each month, and cover the month prior.

 

For example, if you draw down your loan in August, you will receive your first subsidy payment in early October. This will be for the month of September.

 

DVA will send you a letter informing you of the subsidy arrangements.

Your eligibility and entitlement to DHOAS can change significantly if your circumstances change.
