Subsidy Ceasing Events

The DHOAS subsidy will cease on your DHOAS home loan if any of the following events occurs.

  • the status of your DHOAS home loan changes (see Home Loan Changes under Change of Circumstances)
  • your existing DHOAS home loan is closed, even if you open a new DHOAS home loan that is for the same amount and with the same institution;
  • you sell your current subsidised home and close your DHOAS loan on that home. If you buy a new home, and you want your DHOAS subsidy transfered to that property, you will need a new Subsidy Certificate to restart subsidy payments in your DHOAS home loan;
  • you take up the DHOAS subsidy on another property, in which case the subsidy on your original property ceases; 
  • all outstanding amounts due under your DHOAS home loan are paid;
  • your loan is change from a variable interest rate loan to a fixed rate loan, or vice-versa;
  • you no longer have a DHOAS Service Credit (accrued subsidy period); 
  • building work is not completed two years after the subsidy commenced;
  • you, or you and your partner jointly, no longer have a 50% ownership of the property subject to the DHOAS home loan;
  • you do not occupy the home for a period of 12 months after the DHOAS subsidy payments commenced;
  • the land starts to be used, to a reasonably significant extent, for the purpose of carrying on a business, trade or profession;
  • you do not notify DVA of one of the changes listed under Change of Circumstances
  • you request payments to cease;
  • authorisation for the payment of subsidy is revoked. For example, you are retrospectively determined to be ineligible due to ineffective Reserve service;
  • the subsidised borrower dies, unless the subsidy is payable to the borrower's surviving partner. 

Applying for a New Subsidy Certificate and Re-Commencing Payments after a Subsidy Ceasing Event 

When you are able to once again meet the Scheme's conditions and service requirements, you can apply to DVA for a new Subsidy Certificate and re-start your DHOAS assistance. 

You will be required to complete an Application for a Subsidy Certificate, have it signed by your Commanding Officer or relevant delegate, attach your service records and send it to DVA.

You will need to meet all the Scheme's eligibility and entitlement criteria to receive the new Subsidy Certificate.

You will then need to provide your Subsidy Certificate to your Home Loan Provider to commence subsidy payments on either an existing or new,  eligible, DHOAS home loan.

Payments can only commence if you meet the conditions of receiving a DHOAS subsidy. This includes occupying the subsidised home for 12 months from when the new round of subsidy payments commence. 

Your home loan balance and the subsidised loan limits that are valid at the time the subsidy payments re-commence will apply. This may result in a change in the amount of your subsidy payments compared to your previous payments.
